Barndominiums in Norman
Norman reaches well east of Interstate 35 toward Lake Thunderbird, and a lot of that land is zoned for rural homes. It is one of the few metro cities whose permit checklist speaks directly to steel buildings.
A-2 Rural Agricultural zoning
In Norman's A-2 district a detached one-family dwelling is allowed. The ordinance sets a 10-acre minimum lot, which can drop to 2 acres for land outside the floodplain in some cases, and 20 acres in certain areas (Norman Zoning Ordinance). Setbacks are 50 feet in front (or 100 feet from the road centerline), 25 feet on the sides and 50 feet in the rear, with a 330-foot minimum lot width (Norman Zoning Ordinance).
Plans for steel buildings
Norman's one and two family residential checklist says all plans for manufactured steel buildings must be signed and sealed by an engineer licensed in Oklahoma (Norman one and two family residential checklist). Two sets of plans are required, and unplatted land needs a warranty deed with the application (Norman one and two family residential checklist). Permits can be reached at (405) 366-5311 (Norman one and two family residential checklist).
Septic and well inside city limits
A home on private sewer needs a soil profile report; the checklist points to DEQ's Purcell office at (405) 702-6100. A water well inside Norman also needs a City permit, (405) 366-5339 (Norman one and two family residential checklist).
Norman tips
- Check the floodplain map before counting on the 2-acre option.
- Ask your builder whether their steel package includes sealed drawings for your exact plan.
- Price the long driveways that 330-foot-wide lots and deep setbacks often require.
