Barndominiums in Guthrie
Guthrie, the Logan County seat north of Edmond, has wide open land around a brick downtown that is a National Historic Landmark district. That history shapes what you can build near the center.
Permits
The City's building inspection page says a permit is required for new construction, additions and structures over 120 square feet, along with electrical, plumbing, sewer and water work (Guthrie Building Inspection). Inspections are scheduled through the Planning Department at (405) 282-1110 at least 24 hours ahead, and a certificate of occupancy will not be issued until planning, engineering and fire requirements are met (Guthrie Building Inspection). Work without a permit can bring double fees and fines (Guthrie Building Inspection).
Design standards
Guthrie applies building design standards to residential construction in all areas of the city. We could not open the current standards document, so we are not stating what it says about metal exteriors. Ask the Planning Department for the standards before you choose siding.
Historic district
The National Register listing covers about 1,400 acres of the city, and a local preservation ordinance lets the City control zoning and changes to buildings within the district (Guthrie Planning & Zoning). Building inside the Capitol Townsite Historic District needs review under the historic design guidelines (Guthrie Planning & Zoning). For a metal-sided barndo, land outside the district is the realistic choice.
Guthrie tips
- Request a zoning verification letter from the Director of Planning for your parcel (Guthrie Planning & Zoning).
- Confirm whether the land is in city limits or unincorporated Logan County.
- Plan septic and water for rural sites; see the OKC Metro Septic Guide.
