What a barndominium costs in Oklahoma
These numbers come from two Oklahoma builders that publish their 2026 pricing. They are planning ranges, not quotes. Finish level, size, site work and how far your land is from utilities change the final number more than the frame does.

The two builders agree on the turnkey rate but not on totals for small homes, so ask every builder to quote the same plan and finish list before comparing.
Kit versus turnkey
A kit sounds cheap because it is only part of the house. Turner & Son lists what a kit leaves out: the concrete slab, plumbing, electrical and HVAC, insulation, the whole interior, septic or sewer, water, permits and the driveway (Turner & Son: kit vs turnkey in Oklahoma). Its example: about $55 per square foot buys roughly 1,800 square feet of shell for about $100,000, but the finished home lands near $290,000 to $400,000. Site costs on raw land
If you are building on acreage without utilities, Turner & Son says septic, water, the electric run and the driveway commonly total $45,000 to $70,000 on their own (Turner & Son: turnkey pricing (Sep 2026)). See the land checklist for each item.
Ask every builder
- Is the price per square foot on heated space, or under roof including porches and shop?
- Are the slab, site work, septic and well included?
- Which allowances (cabinets, flooring, fixtures) are in the price, and at what dollar amount?
